Reservation & deposit terms

A reservation holds a production slot for the model you choose. Slots are scheduled in the order reservations are received. Unit deliveries are scheduled to begin in Q1 2027; your estimated delivery window is confirmed in your construction agreement.

A reservation is not a contract to build and does not lock a final price. The final price, scope and schedule are set in a written construction agreement signed by you and M4 General Contractors after a site evaluation.

$100 for tiny-home models up to 400 sq ft; $500 for ADU models from 480 to 720 sq ft; $1,000 for the two-bedroom ADU and garage-apartment models. Deposits are paid by card through our payment processor, Stripe, and are received by M4 General Contractors.

Before work begins, your deposit is fully refundable for any reason. Email projects@m4builds.com or call (843) 391-9923 and we'll refund it to your original payment method, normally within 10 business days.

"Work" means services we perform for your project at your written request, such as a site evaluation, survey or engineering coordination, drawings, or preparing and filing permit applications. We will not begin any work without your written go-ahead, and we'll tell you before we start that your deposit will be applied to that work.

Once work begins, the deposit is applied to that work. If the cost of the work performed is less than your deposit, the unused balance is refunded on request.

Your full deposit is credited toward the contract price.

If zoning, HOA rules, utilities or site conditions prevent us from building the model on your property, or if we can't meet the delivery window in your agreement, you may cancel and receive a refund of your deposit less only work you asked us to perform.

"Installed from" prices are starting prices for the standard model and standard finishes on a prepared site. Site work, utility connections, permit and impact fees, and upgrades are quoted separately. Images are renderings; plans are schematic and may change to meet code and site conditions.
